From Regency townhouses and Victorian terraces to flats and rentals around Old Town, Clarendon Square, Milverton, Lillington and Whitnash, every place has its own list of little jobs. I can help landlords and tenants between lets, or sort shelving, worktops and bathroom finishing in the home you live in.
Leamington's Regency and Victorian houses are lovely to work in, but they come with high ceilings, deep skirting, tall alcoves and walls that have moved over the years. Shelving and storage in rooms like these needs to be properly sized and solidly fixed, especially into old plaster and soft brick. I make alcove shelves and fitted cupboards to fit the room, and match existing skirting and mouldings where I can so the new work doesn't look out of place. See my shelving and storage page for examples.
Doors in these houses have usually moved too. Tall panelled doors drop on their hinges, latches stop catching and frames go out of square, so I plane, adjust and rehang them, fit new latches and handles, or hang replacement doors where the old ones are past saving. There's more on my door repairs and door hanging page.
Plenty of Leamington's townhouses have been split into flats, and there are lots of rentals around Old Town, Clarendon Square and near the Parade, including student lets. If you're a landlord or letting agent, I can work through a list between tenants: sticking doors, loose handles and hinges, tired worktop edges, bathroom boxing-in and flat-pack furniture for a new let. Send me the list with photos and I'll tell you what I can get done in a visit.
Not every job needs a full refit. In the kitchen, I adjust cabinet doors that have dropped or stopped lining up and make replacement doors to match an existing kitchen. I fit vanity units and finish around them, box in toilet cisterns and pipework, replace skirting and window boards, and cut and fit worktops, including sink cut-outs. These are often the bits left behind after the main work is done, and they make the biggest difference to how a room feels.
A lot of handyman jobs in Leamington Spa come in as a mixed bag: a blind to put up, a wobbly banister, a door that needs a new latch, a shelf that's pulled out of crumbly plaster. Write them down, take a photo of each, and send them in one WhatsApp message. It's the easiest way for me to work out how long they'll take.
I also do small building and repair jobs, like making good after other trades, repairing a damaged doorframe or window board, or tidying up a garden step. There's more on my home repairs page. I'm a handyman, carpenter and general builder, so it's the practical, smaller end of the work that I focus on.
Carpentry in Leamington Spa often means working with what's already there – matching an old moulding, scribing a shelf into a bowed wall or fitting a cupboard under a sloping ceiling in a converted flat. You can see more on my carpentry page.
Many terraces and townhouses here have narrow back gardens, and a simple deck can make them far more usable. I do decking installation for small spaces and repair existing decks with rotten or loose boards. Send a photo of the garden and rough sizes to get started.
I take on a short list of small plumbing and installation jobs, which landlords find especially useful between tenants. That covers dripping or worn taps, tap replacement and minor leaks, toilet and cistern repairs, washing machine and dishwasher installation where the connections are already there, and silicone resealing when the old sealant around a bath or shower has gone mouldy or lifted.
These sit alongside my carpentry and repair work rather than replacing it – I'm not a plumbing company. For more detail, see my page on minor plumbing repairs across Warwickshire, or the small plumbing jobs I do in Stratford-upon-Avon. No gas or boiler work. I don't touch boilers, heating systems, gas hobs or gas pipework; you'll need a Gas Safe registered engineer for those.
I cover the whole of Royal Leamington Spa, including Old Town, the town centre around the Parade, Clarendon Square, Milverton, Lillington, Cubbington, Sydenham, Whitnash and Radford Semele. I'm based in Stratford-upon-Avon – here's my handyman page for Stratford-upon-Avon – and I also work regularly in Warwick, so if you've got jobs there too, take a look at my Warwick handyman and carpentry page.
If you've been saving up a few jobs, it's often worth doing them together. In Leamington that's usually things like made-to-measure alcove cupboards in a Regency townhouse, rehanging several doors that have dropped over the years, a new worktop with the finishing around it, or a deck for a narrow back garden. My carpentry page shows the kind of work involved.
For landlords and letting agents, I can also take on regular property maintenance – working through a list of door, plumbing and repair jobs between tenants or before an inspection. Photograph each job, add a short note, and send it all on WhatsApp so I can give you an idea of the cost.
Whether it's one door or a full list between tenants, I price the work as a whole job rather than charging by the hour or by the day. Photos of each item with a short note are usually enough for me to give you a price for the finished work, agreed before I start.
For larger made-to-measure pieces, or if I can't tell enough from photos, I'll arrange a quick look first. For landlords and letting agents, it means you know the cost of getting a property ready before any work begins.
Nearby, I also work in Stratford-upon-Avon, where I'm based, handyman in Warwick, handyman in Kenilworth and handyman in Southam.
From doors and carpentry to small plumbing repairs and between-let maintenance, take a few photos and let me know whereabouts in Leamington Spa you are. I'll get back to you with whether I can help and an honest idea of the cost.
